有一多半的小夥伴買房都是衝著學區來的，每年Niche的榜單都會有所變化，但是前五名幾乎不變，尤其是第一名的Gunn High，其餘前二十基本都是大家輪流來。

其實學區的變化和小夥伴們自己也有關係，例如最近一年特別火的Lynbrook High，還有因為大批新的亞裔湧入而提高排名的Cupertino High，居然擠掉了萬年老三Homestead High。

大家在買房時也喜歡交流，究竟Gunn High和Lynbrook哪個更好？Wen覺得，其實有點類似斯坦福和哈佛，你說哪個更好呢？

就學校來說，那些A+的都不錯，只是看看哪個更適合你們的家庭，例如要看自己的工作地址，學校的人種比例，更重要的還是預算啊！

第三名 Palo Alto High School —— Palo Alto

It has 1,992 students in grades 9-12 with a student-teacher ratio of 16 to 1. According to state test scores, 72% of students are at least proficient in math and 87% in reading.

第四名 Los Altos High School —— Los Altos

It has 2,088 students in grades 9-12 with a student-teacher ratio of 20 to 1. According to state test scores, 70% of students are at least proficient in math and 82% in reading.

關於Wen Zhao——不忘初心方得始終

Wen在北大學習期間，曾被送往美國WashingtonUniversity和Emory University 商學院交換學習。在Emory時，談判（Negotiation）課程拿到最高分，並和Team為UPS全球跨境業務做了市場調研分析，熟悉各個國家的文化及消費者習慣。

26歲成為鳳凰衛視史上最年輕的總監，曾主管三個部門。2008年創辦男裝品牌（HANY.CN），靠著優質的產品和服務，現在HANY已經是年銷售上億的線上服裝公司。在辛苦的創業初期，鳳凰衛視的各位同仁傾力相助，所有的男主持人都身穿HANY男裝，並在所有鳳凰臺為HANY做廣告。

買房案例一

這是一位在Google工作的客戶。客戶是工程師，所以在比較房子的時候非常理智和冷靜，加上對我的信任，所以我們很快速的鎖定了目標房子。

Wen除了對房子的地基，材料，建築成本，維修成本都很瞭解之外，最大的特長是非常擅於談判，為客戶爭取利益。在和Listingagent接觸一週後，給對方留下了良好的印象，所以在沒有counteroffer的情況下，以第二名的出價拿到了我們的目標房子，比客戶心理價位少了近十萬。

Wen的這位客戶說，因為Wen對市場的足夠了解，所以第一次Offer就能買到房子，相比他同事下了20次offer還沒買到，太高效了，是完全超出預期的一次合作。客戶主動給Wen寫了一篇評價，發在Google內部網站，希望對他的同事們有所幫助。

買房案例二

這是一位在Facebook工作的客戶。Wen幫客戶在預算內買到Newark最好的位置，風景優美，超過7000sqft的lot，四個臥室的大房子。購買價格低於心理價位。Wen當時瞭解到這個房子的屋主在這裡生活了超過25年，對於房子的一草一木都充滿了感情，Wen為客戶準備了一封信隨offer一起遞出，房主說因為這封信深深打動了他們，因此在眾多offer裡面選擇了我們，並且沒有給其他人counteroffer的機會。

買房案例三

這個房子的位置是客戶一直最想要的，客戶本身是設計出身，所以除了位置也希望買一個房屋內部條件不太好需要remodel的。這個房子從第一次下offer到我們拿到手，經歷了兩個多月的時間。我們和allcash的buyer競爭，中間經歷了好幾次波折，最後結果是比我們第一次下offer還少了一萬多拿下房子。在銀行貸款過程中，因為房子的condition比較差，也出現了些困難，但是一次次的，客戶一家人和我並肩作戰，互相鼓勵互相信任，最後都跨越了困難，成功的買到了他們最喜歡的房子。
